It shut the program down within four years, reporting losses of roughly $881 million in 2021 alone, because the models couldn’t price homes accurately enough to survive real transactions. That’s not a knock on Zillow; it’s an honest measure of how hard valuation is. It’s also why I don’t outsource your biggest financial decision to a model. I work the comparable sales by hand, make adjustments the way an appraiser would, and show you the math.

How far off are the online estimates?

The honest answer, using the platforms’ own published numbers: for a home that’s actively listed, they’re decent. For a home that isn’t on the market yet, which is exactly when you’re deciding what your home is worth: they miss by a lot.

I price homes the way appraisers do: hand-picked comparables, adjusted line by line for condition, lot, systems, and (because I spent a 23-year career in structural engineering) for the construction realities an algorithm can’t see: the foundation, the roof, the quality of that addition, the deferred maintenance or the over-improvement. How accurate are the online estimates?

Zillow does not publish a Portland-specific accuracy figure, and its current national figures are not reproduced here until they can be checked against Zillow’s own published source. Redfin publishes a median error of 1.86% for homes listed for sale and 7.26% for off-market homes, measured across its coverage rather than Portland alone. Either way, an automated estimate is a starting range, not a list price.

Why is my Zestimate different from my Realtor.com estimate?

Different companies use different data providers, update schedules, and algorithms, so their automated values routinely disagree. That spread is useful evidence that automated values are ranges, not defensible list prices.

What’s more accurate than an online estimate?

A comparative market analysis from a local agent (or a licensed appraisal) is more specific to the property. Nathan’s CMAs use appraiser methodology: hand-picked comparable sales, line-by-line adjustments, and direct evaluation of condition, systems, construction, and lot characteristics.
