I run comparable sales using appraiser methodology: location, condition, size, features, market timing, and defensible adjustments. After closing, I check my pricing work against the actual appraisal. Automated estimates cannot see craftsmanship, deferred maintenance, unusual construction, or the way buyers respond to a specific home.

One pair of hands

Most listings are an assembly line of vendors: a sign company, a photographer, a printer, a web person, each with their own queue, their own lead time, and no view of the whole. I run mine differently, on a principle borrowed from manufacturing: vertical integration. I set the sign posts and hang the signs. I take the photographs. I build the listing’s webpage. I shoot and cut the video. I design, print, and bind the listing books myself.

Why go to that trouble? Control, speed, and the freedom to improve. When one pair of hands owns every step, quality gets checked at every step, and nothing ships because a vendor said it was done. When something can be better, I redo it that day instead of re-entering someone’s queue. When a marketing tactic is worth testing, I can test it this week. And when your photos are ready, your listing can launch fast, because there’s no one to wait for. The craftsman’s rule applies: if my name is on it, my hands were on it.
